Floor-area model (seg6)
Kentucky AI's floor-area model reads architectural floor-plan sheets. For each room, it returns a closed floor polygon, which is the first step of a flooring quantity takeoff. It is the candidate to replace the floor model now live in OpenTakeoff (it37a).
Weights are not public. This card describes the model; the weights and training data stay private.
What it is
seg6 is a two-stage pipeline, not one network.
- Picture model: DeepLabV3 with a ResNet-50 backbone (torchvision). It is fine-tuned to mark three things on the rendered sheet: floor area, wall boundary, and the closure lines that seal room openings.
- Vector assembly: the PDF's own linework snaps the picture model's output into room polygons. This stage covers:
- wall-line fitting;
- a doorway model;
- a door-seal model that closes each opening jamb to jamb.
Input is a vector PDF sheet with a known scale. Output is room polygons in sheet coordinates, plus their area.
Training data
- Commercial and multifamily construction plan sheets from real bid sets. The data is private and not released.
- Floor-area labels: human-traced rooms, plus floor areas taken from CAD layers on 875 layered pages.
- Held-out jobs never appear in training. A sealed test set exists and is read only for go/no-go decisions.
Evaluation (development set, 127 floor-plan sheets)
These are dev-set numbers. The sealed test read is still pending.
| Model | Floor area found | False area | Outside the building |
|---|---|---|---|
| seg6 | 96.3% | 5.4% | 2.9% |
| Live model (it37a) | 94.5% | 5.1% | 2.6% |
False and outside area are given as a share of true floor area.
Known limits
- Hatched floors: along walls next to a hatched floor (tile grid, stipple, diagonal hatch), room edges can zigzag along the hatch lines, and a hatched area can come out with an unfilled hole that follows the hatch. A post-processing straightener was tested and did not make these edges more accurate, so this is still an open limit.
- Spaces outside the scope of work: the model fills them, for example tenant spaces and "NIC" areas. Removing them from scope is a separate step.
- Non-plan views: the model can fill a roof plan or a parking area drawn on the same sheet as a floor plan.
- Scanned sheets: scans with no vector linework are not supported.
Intended use
The model drafts floor areas for an estimator to review. It is not a substitute for checking the takeoff before a bid.
